Architectural Review: MA Residence Mountain Aire, Burnsville, NC

Main Level Plan (1,646 sf conditioned)

The main level serves as the heart of the home and is expertly organized around an open-concept core that maximizes both daily living and mountain views. Entry is gracious and practical: a generous 8×8 foyer with coat closet and powder bath leads directly to a central staircase while keeping the public rooms private from the garage. The 26×24 garage (960 sf total) is thoughtfully detailed with a dog-wash station and workbench—small but high-value features for a mountain homeowner.

Circulation flows cleanly from the garage through a well-sized 11×10 mudroom/laundry into the kitchen. The 24×19 kitchen/dining area is the true centerpiece: a large island, walk-in pantry, and 10 ft ceilings create a bright, functional space that opens seamlessly into the 17×22 Great Room. The Great Room’s dramatic 21.5 ft ceiling and “open to below” connection (visible on the upper plan) give the main level a lofty, resort-like feel while maintaining intimate seating zones.

Outdoor living is a standout strength. A 24×14 screened porch with built-in grill and sink sits directly off the kitchen—ideal for year-round three-season use—while an 18×12 open deck extends the entertaining space. The placement of the 14×18 study (labeled with golf-cart storage) on the entry side is smart; it can function as a quiet office, golf-cart garage, or flex space without disrupting the living flow. Minor observation: the study’s location does require walking past the powder bath and coat closet to reach the kitchen, but the trade-off for privacy is worthwhile on a sloped mountain lot.

Overall, the main level reads as highly livable, guest-friendly, and perfectly tuned to the North Carolina mountain lifestyle—strong indoor-outdoor connections, efficient service areas, and excellent spatial hierarchy.

Upper Level Plan (804 sf conditioned)

The upper level is compact yet luxurious, focused entirely on the primary suite and dramatic vertical volume. The 18×16 master bedroom enjoys high transom windows for abundant light and views, with a generous 10 ft ceiling. His-and-hers closets (8×9 and 8×4.5) and a spa-like master bath (vaulted ceiling, oversized shower, bench, and separate toilet) deliver true five-star comfort.

The most compelling architectural move is the “Open to Below” great-room overlook and the railing along the hall. This creates a dramatic two-story volume that makes the modest 804 sf feel far larger and connects the private quarters visually to the main living space. A secondary 9×12 stair on the left provides convenient access to the lower level without forcing traffic through the master hallway.

The 26×24 deck below (accessed from the upper level) is a major amenity: fire-pit seating, turf area, sauna, and full railing system turn the rear yard into an elevated outdoor room. High transom windows and the open railing maximize light and views while keeping the footprint tight. The upper level is efficient, private, and visually exciting—no wasted space, yet nothing feels cramped.

Lower Level Plan (895 sf conditioned)

The lower level is a classic walk-out basement executed with restraint and intelligence. Two additional bedrooms (12.5×13 and a spacious 16.5×14 with TV wall) plus two full baths give the home true multi-generational flexibility. The mechanical room (12×12) is sensibly placed for easy servicing, and the small wine room tucked beside the stairs adds a nice lifestyle touch.

Retaining walls and the optional lower porches (24×14 screened and 18×12 open) allow the level to open directly to the grade—critical on a sloped site. The optional porches mirror the main-level outdoor spaces, creating stacked outdoor rooms that could function as a private guest suite or teen hangout. Ceiling heights are a consistent 10 ft, matching the main level for a spacious feel.

The lower level’s layout is straightforward and cost-effective: stairs land centrally, bedrooms are clustered away from mechanical spaces, and the entire floor benefits from the same high-quality finishes visible on the plans (floor-to-ceiling glass on the optional porches). At 895 sf it punches well above its weight.

Overall Assessment

The MA Residence is a refined, site-responsive mountain home that totals 3,344 sf of conditioned space while feeling much larger thanks to generous ceiling heights, open sightlines, and exceptional indoor-outdoor flow. The design elegantly handles the sloped topography with three distinct living layers—main-level entertaining, upper-level privacy, and lower-level flexibility—without sacrificing light or views. Outdoor spaces (screened porches, multiple decks, fire pit) are generous yet practical, and thoughtful details (dog wash, golf-cart storage, sauna, wine room) show a designer who truly understands the client’s lifestyle.

Minor critiques are few: the study/golf-cart room is slightly isolated from the kitchen, and the lower level’s optional porches will be essential to fully activate that floor. These are easily addressed during construction.
